Building schemes: Media uncovered "shadow" scheme with Art Misto Residential Complex

The Art Misto residential complex, which is being constructed near Kyiv, in the village of Sofiivska Borshchahivka, is documented as a homestead. The total construction area is 0.5 hectares.

This scheme was discovered by the experts at NERUHOMI, who routinely check the documents of residential complexes.

"This is a classic ’gray’ scheme of developing homestead plots with apartment buildings. According to the documents, the residential complex is a homestead where private apartments cannot be present," the experts note.

The construction of apartment buildings in homestead block areas is not allowed. Therefore, the land’s use purpose does not align with the development intentions. In other words, this site is not meant for a multi-apartment residential complex. As a result, investing in purchasing a residence involves significant risks.

The urban planning conditions and restrictions were issued by the Urban Planning and Architecture Sector of the Kyiv-Sviatoshyn District Administration. According to the documents, it is just one three-story building with an attic, although the complex plans to include 10 residential buildings.
